After that, we usually meet on site to review project goals, guidelines, and site conditions. As soon as the project formally starts we continue to work closely with the client, refining and focusing the project through the following phases:
Measure and Document the Existing Conditions
Onsite measurements and survey work results in a set of accurate digital drawings from which design, filing, and construction drawings will be made. Basic zoning research is also recorded.
Schematic Design
This initial design phase results in representations of the proposed work, drawn as necessary to study and convey the proposed ideas. Output may include: Floor plans, Elevations, sections, sketches, 3-D Computer Models, chipboard models, etc.
Design Development and Construction Documents
During DD we develop the design to a greater degree of specificity, coordinate the drawings with other consultants, and prepare the drawing set for bid, permit filing, and construction.
Construction Support
During this phase we are responsive to the needs of the project, working with both owner and builder to achieve project goals. Broadly, this includes coordination with Consultants and overall project management. Specific tasks may include weekly site Meetings, construction walk-throughs, and schedule & budget review. We may review proposals, payment requisitions, change orders, etc. from the builder. Project close-out may include a Punchlist and Final Signoff.
